The combined effect of a rise in ambient temperature and the internal heat of a building will cause snow build up on a roof to thaw. As icy water reaches cold over hangs, gutters, rainwater outlets and down pipes it re-freezes, forming a dam of successive layers of ice. By installing trace heating in these vulnerable areas a water pathway is maintained ensuring that melted snow and ice flow off the roof rather than into the building.
Trace Heating is a one off insurance payment against water damage to both the roof and the fabric of a building.
